1. What does it mean for me to purchase a Rent Ready investment property?

It means we've done all the work to ensure your rent ready investment property generates a positive cash flow. In fact, it's guaranteed. We've already managed complete renovation by professionals. Further, if the investment property is not already rented, we'll line up a quality tenant and ongoing property management.

2. What's the advantage to an investor of purchasing rent ready versus buying a bank foreclosed property?

With a rent ready property, you've eliminated the common worries investors face when purchasing an investment property "as is": time delays, cost overruns, quality of construction, securing the right tenant, and property management.

4. What are my financing options for a Rent Ready home investment?

All of our Certified Rent Ready single family houses qualify for conventional loans. We also offer special 90 day Special Interim Financing. Our interim seller financing on a Certified Rent Ready Home is usually done in conjunction with a "no seasoning" rate and term refinance. The refinance process typically takes about 30 to 45 days to complete.

5. Do I have to you use your lenders when switching to conventional investment financing?

No. You may use the lender of your choice. Our partner lenders offer conventional financing and are familiar with our program and might speed up the process. They also have some of the most competitive rates and very limited fees.

6. About how many properties do you have available in this program at a given time?

This varies from one day to the next. We often have ten to fifteen properties in our inventory. Sign up for routine notices of investor houses for sale by joining our mail list.

7. What do I do when I want a property?

It starts with a call to 678-502-5000, or toll free 866-828-3348, and we will put you in touch with an investment property specialist and send you a sales agreement for your review. Once you sign the sales agreement, return it along with an earnest money deposit. This can be a personal check in the amount of $500 to $1000 depending on the property. The check must be made payable to the Title Company.

Get pre-approved. Call or email us the pre-approval and let us know how many properties you would like. We will contact you and send the sales contract for your signatures.
